Three days on an estate metallic garage.

This is the timeline for a typical 1,500-2,000 sq ft metallic epoxy install in a River Oaks multi-car garage. Moisture-mitigated slab, sealed environment, custom color blend, polyaspartic top seal.

Day 1 · AM

Environment seal and diamond grind.

Tape the door frames, hang sealed plastic at every opening, set HEPA filtration in the mixing corner. Mask all cabinets, fixtures, and wall surfaces. Diamond grinder with HEPA vac rolls out to remove curing compound and the smooth surface layer. Older estate slabs sometimes reveal surface contamination (oil soak, paint overspray from prior renovations) that needs additional chemical cleaning.

Day 1 · PM

Moisture test and vapor barrier.

Calcium-chloride moisture test laid on the cleaned slab for a minimum of 60 minutes. River Oaks basement and tuck-under garages read high almost every time. When the number calls for it, we roll on a two-component moisture mitigation membrane and let it cure fully before the metallic base coat.

Day 2 · AM

Pigmented base coat and metallic pour.

Pigmented epoxy base coat rolls smooth across the full slab. While the base is still wet, the metallic pigment pour begins, we work poly flows and tool the mica pigment into the custom color pattern the client signed off on during the estimate. No two metallic floors are identical. That’s the point.

Day 2 · PM

Final blend work and cure.

Final pigment blending by hand, additional poly flow work to pull the desired pattern, and then full cure overnight. Dew-point monitoring continues through the evening because a drop in slab temperature combined with rising humidity can leave a milky hazing on the finish. We stay on it until the curve stabilizes.

Day 3 · AM

Topcoat, inspection, final walkthrough.

Polyaspartic topcoat self-levels across the metallic pattern in a clear gloss pass that deepens the color and locks the finish. Final inspection for any thin spots, drips, or edge work. Written workmanship warranty handed over, Justin’s direct line on file.

Day 3 · PM

Done. Vehicles at 72 hours.

Light foot traffic that evening. Full vehicle traffic at the 72-hour mark. Chemical resistance and abrasion resistance are at spec within one week of final topcoat cure. The floor you’ll live with for the next decade-plus.

My slab was poured in the 1950s. Can it still take a metallic?

Usually yes. The age of the slab matters less than its condition and the moisture profile beneath it. Older River Oaks slabs sometimes have surface contamination from prior renovations (paint overspray, oil soak) and almost always read high on a calcium-chloride test because of the clay subsoil. We handle both: chemical clean the surface where needed, install a moisture mitigation layer beneath the coating. Once that’s done, a mid-century slab takes a metallic finish as well as a new pour does.

Do you coordinate with our architect or GC on a custom addition?

Yes. For River Oaks custom additions, finished basement conversions, and renovation wings, we work with your architect, GC, or project manager on spec, scheduling, and integration with adjacent finishes. We deliver the floor on the schedule the general timeline requires, not the other way around, and we sign off on flooring specs before install so there are no surprises when the room comes together.

Diamond grinding is the loudest phase and it runs with HEPA vac attached to keep dust contained.
