Two days on a Shadow Creek three-car.
This is the timeline for a typical 900-1,200 sq ft flake epoxy install in a newer Pearland subdivision. Diamond grind, moisture test, broadcast flake, polyaspartic topcoat.
Protect and grind.
Mask the walls, plastic-sheet every cabinet and shelf, tape the door frames. Diamond grinder with HEPA vac rolls out to remove the curing compound and expose the rough bond profile underneath. Pearland’s newer slabs grind clean and fast. About 2-3 hours for a three-car.
Calcium-chloride test.
Moisture test laid for 60 minutes on the freshly ground slab. Newer Pearland slabs usually read low, under 3 lbs per 1000 sq ft, but we test every one because we’ve seen surprises near Clear Creek and along the Brazoria County line. If the slab’s dry we skip the barrier. If it isn’t, we install it.
Base coat and flake broadcast.
Pigmented epoxy base rolls out across the full slab in coordinated passes. Corners worked by hand. Color flake full-broadcasts to refusal while the base is still wet, which locks the chip in and builds the textured grip profile. Everything cures overnight.
Scrape, sweep, inspect.
Loose chip gets scraped off with a flat blade and vacuumed clean. We walk the full slab looking for thin spots, chip gaps, or edge tears. Slow, quiet, easy to skip, easy to regret skipping. This inspection is where a good floor separates from a rushed one.
Polyaspartic topcoat.
Commercial-grade polyaspartic topcoat self-levels across the flake in a smooth glossy pass. Cures fast, about 4-6 hours to light foot traffic. We walk the slab with you before we leave, point out any details, and hand over the written workmanship warranty.
Done. Vehicles at 72 hours.
