Based in Friendswood. Working the whole South Houston metro.
Elite Coatings covers a 50-mile service radius from our Friendswood shop. That pulls in all of the dense South Houston market, downtown Houston and the Memorial / River Oaks corridor, the Galveston Bay cities, the Pearland / Manvel growth corridor, and everything between.
Every project on the map below has been ground, broadcast, and sealed by the Elite crew. Tap any city or county for the local notes, slab conditions, popular finishes, recent projects, and seasonal timing we’ve learned the hard way.
The markets we know block by block.
We run installs in all three Gulf-Coast counties every month. The prep approach is the same; what changes is the soil, the moisture reading, and the kind of floors people are asking for.
Galveston County
HQ County · 7 CitiesOur home county. Clay-soil slabs near the bay run hot on moisture readings, expect a mitigation layer on most jobs. Waterfront homes in Kemah and Seabrook drive metallic and decorative work; Texas City and Dickinson lean commercial and industrial.
Galveston County Hub →Harris County
Primary Metro · 3 Feature CitiesThe Houston core. We cover everything inside Loop 610 plus Spring and the North Harris corridor. Mix is heavier on metallic, polished concrete, and commercial epoxy, urban lots, luxury garages, and restaurant turnover work dominate the calendar.
Harris County Hub →Brazoria County
Growth Corridor · 2 CitiesPearland is one of the fastest-growing communities we serve. New-build garages and a lot of post-closing resin-flake work. Manvel is a mix of estate lots and newer commercial, both lean on flake and polyaspartic systems for durability.
Brazoria County Hub →Same crew, same prep standard, across 50 miles.
We don’t franchise out jobs to regional subs. The Elite truck rolls from Friendswood, Justin runs the estimate, and the same installers stay with the project through topcoat, no handoffs, no “let me check with the field team.”
Residential
Garages, basements, patios, and residential interior floors anywhere in the 50-mile radius. We typically book residential installs 2-4 weeks out, with install day averaging 1-2 days on site.
Commercial
Restaurants, warehouses, auto shops, retail, and GC-coordinated new builds across all three counties. Night shifts and after-hours windows are the norm, we’ll scale the crew to the deadline.
Outside the 50-mile radius
Commercial projects anywhere in the greater Houston metro are negotiable, call us with the scope and we’ll tell you whether the numbers work for everyone. Residential outside the radius: probably not, and we’d rather tell you that up front.
Stuff people ask before picking up the phone.
Do you charge travel fees for the outer edges of the service area?
No. Anything within the 50-mile radius from Friendswood is quoted as a standard install, no mileage or travel line item. If you’re on the edge of the radius and the job is small, we may ask to batch you with another install that week to keep drive time reasonable, but that’s a scheduling conversation, not a fee.
What’s the minimum project size?
Residential: roughly 200 sq ft. Smaller than that and the mobilization / grind-day cost doesn’t amortize well for either side. Commercial has no hard minimum, we’ll bid any scope that makes sense. A utility room or small retail floor is fine; we just size the crew appropriately.
Can you do installs outside the 50-mile radius?
Commercial, sometimes, especially for multi-site GC work or a repeat client expanding a location. Residential outside the radius is usually a no, because you’ll pay a travel premium and someone local can probably do it better on service. We’ll always tell you which category your job falls into before the estimate.
Which areas see the most moisture issues?
Bay-adjacent cities. Kemah, Seabrook, Texas City, and parts of League City, regularly show hydrostatic pressure readings high enough to require a moisture mitigation layer. Inland Harris County slabs (Houston core, Spring) and Brazoria newer builds (Pearland, Manvel) usually read drier. That said, we test every slab regardless of location; there are always surprises.
How do you handle commercial jobs in downtown Houston?
Night and weekend work is the default for anything in Loop 610. We coordinate with building management on loading dock access, HVAC scheduling (critical for vent management during cure), and crew staging. Plan on a 2-4 week lead time for site-survey to start-date, plus the actual install window.
Do you have past work I can see in my specific city?
Yes. Our project gallery is tagged by city for the most common areas. During the estimate, we can often connect you with a past client in your area who’s agreed to host drive-by visits. For neighborhoods where we’ve done a lot of work. Friendswood, Pearland, River Oaks, that usually happens within a day.
