Every estimate starts with a moisture test and a substrate inspection, then we spec the system that actually fits the floor, the traffic, and the environment. No one-size-fits-all package.

Metallic Epoxy for Luxury Houston Garages+

Memorial, River Oaks, Tanglewood, West University: custom-home garages where the floor gets photographed. Metallic epoxy produces a mirror-gloss finish with swirled pearlescent pigments, and no two floors are ever identical. The trade-off is that metallic is the most technically demanding system we install. A single piece of drywall dust or a misread humidity cue compromises the whole finish.

We seal the work zone, run HEPA filtration, and stage a dedicated mixing corner that never sees foot traffic. Pricing starts around $10/sq ft because the material and labor intensity justify it. See the metallic epoxy page for system details.

Flake Epoxy for Garages and Commercial+

The workhorse. Chip-broadcast flake hides tire marks, reads slip-resistant underfoot, and handles the daily abuse of a Houston garage or a commercial kitchen. Heights, Oak Forest, Bellaire residential garages ship most often in charcoal, beach-stone, or earth-tone blends. Commercial flake goes chemical-rated for auto shops and restaurant back-of-house.

Pricing starts around $6/sq ft with proper prep, a real moisture barrier, and a commercial-grade polyaspartic topcoat. Residential install is usually a one-to-two-day job with next-day foot traffic.

Polished Concrete for Warehouses and Retail+

Energy Corridor, North Harris, West Houston warehouses and distribution facilities. Polished concrete is the long-game system: multi-step diamond grinding followed by densification and burnishing. The slab becomes the finish floor. No coating to peel. Life-of-the-building durability if the slab is prepped and polished right.

Runs about $5/sq ft starting, scales well on large commercial square footage, and shines on Houston-area warehouse projects where forklifts and thermal cycling would eat through a standard coating in a few years.

Solid Color Epoxy for Commercial Back-of-House+

Clean, flat-color finish with chemical durability. Offices, storage mezzanines, light industrial, retail stockrooms. One caveat: solid color is the least forgiving finish for dust and slab imperfections. Any particle that lands in the wet film shows up forever. We schedule solid-color installs in controlled conditions and tape off adjacent zones.

Commercial Night-Shift Installs+

Midtown, Downtown, and Galleria-area restaurants and retail can’t shut down for three days mid-week. We run commercial projects on night shifts and fast-cure polyaspartic systems: close at 10 PM, grind-prep-coat overnight, open at lunch. We’ve done this from Post Oak to Washington Avenue to Montrose.

Exterior Concrete for Pool Decks and Patios+

Houston backyards get sun, heat, and the occasional freeze-thaw swing. Exterior coatings have to be UV-stable, slip-rated, and flexible enough to ride slab movement. Do you handle jobs inside Loop 610 and in the Galleria area specifically?

Yes. Inner-Loop Houston is our daily territory. We’ve installed floors in Memorial, River Oaks, Tanglewood, Heights, Midtown, Montrose, Galleria, Bellaire, West University, and Oak Forest. We coordinate around HOAs and deed-restricted subdivisions when the install calls for it, and we can stage equipment in driveways or adjacent parking as needed.

How does Houston humidity affect epoxy installations?

Humidity shifts cure times and changes how a coating wets out on the slab. Over about 85% relative humidity we delay the topcoat window. Under about 55% we can run back-to-back faster. Most Houston summer installs happen early morning; we schedule around the humidity curve rather than fighting it.

Do Houston slabs really need a moisture mitigation layer?

Many do. Houston sits on expansive clay with a shallow water table in a lot of neighborhoods. We run a calcium chloride test and a relative humidity probe reading on every slab. If the reading says the slab is moving water, we spec a standalone moisture mitigation layer. Most of the region passes; a meaningful minority does not. We tell you either way before we write the quote.

Can you run Houston restaurant and retail installs overnight?

Yes. Commercial projects in Midtown, Galleria, Downtown, and Post Oak often run on a night-shift schedule with fast-cure polyaspartic systems. We close your space at 10 PM, grind-prep-coat overnight, and you open the next morning. We’ve done restaurant, retail, and back-of-house work this way.
