A two-day flake garage install near NASA Parkway.
This is the timeline for a typical 800-1,200 sq ft flake epoxy install on a Seabrook waterfront garage. Moisture-mitigated, chip-broadcast, polyaspartic-sealed, ready for vehicles at 72 hours.
Protection and diamond grinding.
Mask the walls, cover the door frames, run sealed plastic over every shelf and cabinet. Diamond grinder comes out, HEPA vac attached, and we remove the curing-compound layer on the slab surface to expose the rough, porous layer that the coating actually bonds to. Roughly 2-3 hours for a three-car.
Moisture test and mitigation layer.
Calcium-chloride moisture test gets laid down for at least 60 minutes. Seabrook slabs almost always read high because of the Clear Lake groundwater table. When the reading calls for it, we roll on a two-component moisture mitigation membrane and let it cure before the base coat.
Pigmented base coat and full chip broadcast.
Roll the pigmented epoxy base coat across the full slab, work corners by hand, and broadcast color flake to refusal while the base is still wet. The slab ends up covered completely in chip, which locks the color in and creates the textured grip pattern. Cure overnight.
Scrape excess chip, inspect, sweep.
The first job on day two is scraping loose chip off the slab with a flat blade, vacuuming, and doing a full inspection for thin spots or missed areas before the topcoat goes down. This is slow, quiet, and detail-focused. Easy to skip. Easy to regret skipping.
Polyaspartic topcoat and final walkthrough.
Commercial-grade polyaspartic topcoat rolls on smooth and self-levels across the flake. It cures fast, about 4-6 hours to light foot traffic. Before we leave, we walk the slab with you, point out edges, drain transitions, and anything we want you to keep an eye on for the first 72 hours.
Done. Foot traffic next morning.
