Polyaspartic is a cousin of polyurea, engineered originally for bridge deck coatings where weather windows are short and the coating has to hold against salt spray and constant vibration. The industrial flooring world adopted it for one reason: it cures fast. A standard epoxy topcoat needs 24 hours before foot traffic. Polyaspartic can accept foot traffic in four to six hours depending on formulation and temperature. Vehicle traffic moves from 72 hours down to 24.
That time difference is not a marketing line. It is the reason polyaspartic sits on restaurant floors that reopen the next morning, on auto shop bays that have to roll vehicles in tomorrow, and on residential garages where the homeowner cannot move the car next door for three days. We install polyaspartic every week specifically because our clients need the room back.
Polyaspartic is not a standalone floor system. It is a topcoat that goes on top of a pigmented epoxy body coat or a flake broadcast. Think of it as an upgrade slot. You still need a properly prepped slab, a tested moisture profile, and a primer. What changes is the final visible layer. Standard polyurethane yellows in that environment. Polyaspartic does not.

Polyaspartic changes the topcoat step, not the prep. The prep protocol stays identical to a standard flake or solid color install because a faster topcoat does not fix a badly prepped slab. It just fails faster on top of one.
Grind & Prep
Diamond grind with HEPA vacs. Same thoroughness as any other system. Topcoat chemistry does not compensate for weak prep.
Moisture Test
Calcium-chloride test, mitigation layer if needed. Polyaspartic is fast, not magic. Moisture still kills the bond.
Body Coat
Pigmented epoxy body coat with flake broadcast, or solid color base. The body coat cures overnight as usual.

Most of our commercial clients do not ask about topcoat chemistry. They ask when the floor opens back up. Polyaspartic is how we cut that answer in half for jobs where the room cannot stay closed through a full 72 hour vehicle cure.
On a typical restaurant kitchen, a standard polyurethane topcoat means closed Saturday night through Tuesday lunch. Polyaspartic means closed Saturday night and open for Sunday dinner service the next evening. For a residential garage, polyaspartic means you park the car back in it tomorrow afternoon instead of next Wednesday. That is the trade we are actually selling.
Polyaspartic also wins on UV stability. Any floor that sees real sunlight through a garage door or glass storefront will yellow under standard polyurethane within two years. Polyaspartic stays clear. For premium residential garages with the door open all summer, or retail interiors with big windows, we recommend it as the default topcoat regardless of cure time.

Does polyaspartic really cure fast enough to walk on in hours?
Yes. Standard polyaspartic formulations accept foot traffic in four to six hours at normal Houston temperatures. We specify the formulation during the quote so you know the exact window before we start. Humidity and temperature affect the cure, and we build a small buffer into our reopen commitments so you are never the first person testing whether the cure held.
Will polyaspartic yellow in sunlight like polyurethane does?
No. Polyaspartic chemistry is UV stable by default. It stays clear for the full service life of the floor. That is a meaningful upgrade over aromatic polyurethanes, which yellow within 12 to 24 months under direct sunlight. For any garage where you keep the door open, any retail interior with storefront glass, or any covered patio application, polyaspartic is the right call just on the UV stability alone.
Is polyaspartic more slippery or less slippery than polyurethane?
Same class of slip resistance at the base formulation. The difference is in how each responds to additives. Polyaspartic handles aluminum oxide and silica anti-slip additives cleanly without affecting clarity, so we can spec a higher slip rating without making the floor look hazy. For wet-service environments, polyaspartic plus additive is the combination we use.
When is polyaspartic the wrong choice?
When cost is the primary driver and the room has no tight reopen window, standard polyurethane does the job fine for less money. When the slab has active moisture issues that we cannot mitigate, no topcoat fixes that, polyaspartic included. And polyaspartic has a shorter pot life once mixed, so extremely large single-pour jobs sometimes run better with a slower topcoat. We call out those situations at the quote.
