League City Garage Floor Coatings

A standard two-car League City garage is our most common job, and a three-car costs more simply because there is more floor to cover. Going metallic instead of flake adds roughly 30 to 40 percent, and that is labor in the pour, not pigment. What really swings the number is prep: a clean slab grinds fast, while one with a failed coating or oil soaked into it takes far longer. The quote costs nothing, and we work it out standing in your garage with a tape measure.

Properly applied polyaspartic topcoats handle 90 percent humidity without issue. Pre-install moisture testing on the slab catches damp concrete that needs moisture-mitigating primer (about 10 percent extra cost). League City new construction usually doesn't need it; older homes near the bay sometimes do.

Polyaspartic topcoats are tire-rated. Daily commute tires from a 110-degree summer afternoon on I-45 do not lift the coating. Cheap big-box DIY kits routinely fail on hot tires; commercial-grade poly does not.

Foot traffic 24 hours. Vehicle traffic 72 hours. Coatings cure faster in League City warmth than in cool climates. We recommend the full 72 hours for first vehicle entry.

We don't install during active hurricane warnings or in the 48 hours after a storm system passes. Otherwise Gulf Coast weather doesn't affect scheduled installs. We work year-round including July and August.

Sealers help for a while but they break down in about 12 to 18 months under Texas UV and coastal exposure, so you end up resealing on a loop. A full coating system, meaning primer, flake, and a polyaspartic topcoat, locks the surface down for 15 to 20 years and stops the oil staining, salt pitting, and dust-grime buildup that bare or sealed League City concrete keeps collecting. It costs more up front and far less over the life of the floor.

Not a properly built system. Coastal air near the bay carries salt that pits and dulls bare concrete over time, but the polyaspartic topcoat we finish with shrugs it off. The main thing is rinsing tracked-in salt off the floor now and then and wet-mopping with a mild cleaner. That basic upkeep is all a coated garage near the water needs to stay looking right.

Sometimes, but only after an adhesion test. If the old coating is peeling, hollow-sounding, or lifting at the edges, it has to come off and we start from bare concrete, because a new floor is only as sound as what is under it. A lot of the garages we recoat here had a cheap kit that already failed from moisture or bad prep, so we test first and tell you honestly what the slab needs.
