Hitchcock is small, spread out, and older than the subdivisions west of it. That combination shows up in the concrete more than people expect.
Older pours, thinner sections+
A lot of the housing along Highway 6 and the older streets off FM 2004 went down decades ago, back when a residential garage slab was poured thinner and finished harder than it is today. A hard-troweled surface looks great and bonds terribly. The cream layer on top has to come off with a diamond grinder before any coating touches it, and on these slabs that takes longer than it does on a newer pour. We plan for it instead of pretending it away.
The other thing we see on older Hitchcock garages is a slab that has already been painted or sealed at some point, sometimes twice. Everything on top of the concrete comes off first. That is grinding time, and it goes in the written scope before install day so nobody is renegotiating with a machine already running.
Gumbo clay and the cracks it makes+
Galveston County soil is heavy clay. It swells when it rains and shrinks in an August dry stretch, and the slab sitting on it moves with it. That movement is why hairline cracks show up in garages that were poured perfectly well. Filling a moving crack with a rigid product just moves the crack a few inches over. We route them out to a V, fill with a flexible polyurea, and shave it flush so the coating rides over the joint instead of tearing at it.
If a crack is wide, offset in height, or running the length of the bay, that is a different conversation. Sometimes the honest read is that the slab needs foundation attention before it needs a floor. We say that at the walkthrough, not after we have your deposit.
Bayou-side moisture near Mustang+
Elevation changes fast around the Mustang Bayou drainage. Two houses a quarter mile apart can read very differently on a calcium chloride test. That test is not a formality for us. It sits on the slab for three days and gives us a number, and that number decides whether the floor gets a moisture mitigation primer under the base coat or not. A slab that pushes vapor will lift a coating off in sheets a year later, and no topcoat on the market stops it from below.
Homes on higher ground toward the I-45 side usually test clean. When they do, we say so and we do not sell a barrier nobody needs. That works both directions.
Install-day weather rules+
Polyaspartic topcoat has a working window measured in minutes, and Gulf humidity shortens it. On a muggy Hitchcock morning we mix smaller batches, move faster, and watch the slab temperature rather than the air temperature. Concrete holds cold overnight and will fog a coat that goes down too early. If the dew point says wait until ten, we wait until ten.
We also will not coat a garage on a day the rain is going to blow sideways through an open bay door. Pushing a floor into bad conditions to keep a calendar tidy is how a floor gets done twice.
