Flake is the system we install most in The Woodlands, and the reason is practical. Garage slabs here have usually been worked on at least once, and a broadcast chip layer covers that history instead of putting it on display. Why Full Broadcast Is the Honest Default Here
A Woodlands garage slab is rarely a blank surface. Depending on the age of the house you are looking at patch work around a plumbing repair, saw cuts, a control joint that has opened slightly, oil that soaked in during a prior owner’s tenure, and the ghost of a coating somebody rolled on in the nineties. A full broadcast saturates the wet epoxy with chips until the surface will not take another one, so what you end up looking at is texture and color rather than a record of everything underneath.
That is the argument against a translucent finish on this kind of slab. A metallic pour moves light through the coating, which is exactly what makes it beautiful and exactly what makes it a poor cover for a repaired floor. Newer slabs out in Creekside Park are cleaner, and there a partial broadcast at roughly two-thirds coverage can look sharp because letting some base color show is a deliberate choice rather than a compromise. On the older village floors we almost always recommend going full.
Texture Is the Real Point Under a Canopy
The tree cover is the thing that makes this town different to work in. A garage that sits in deep shade under preserved pines and oaks does not dry the way an open driveway in Katy dries. It stays damp for stretches at a time, the slab holds condensation on humid mornings, and cars come in wet for weeks in spring and fall. A smooth coated floor in that condition is slick, and anybody who has stepped off a wet running board onto one already knows it.
Broadcast flake solves that as a byproduct of how it is built. The chips land at random angles and leave a peaked profile you can feel with a bare hand, and the topcoat locks that profile in instead of flooding it flat. If a floor needs more bite than the chip texture alone gives, we can carry a fine aggregate in the topcoat and step it up. That is a conversation worth having on the walkthrough rather than after, because adding grip later means recoating.
Shaded garages also grow a light surface film in the wettest part of the year. That is a wash, not damage. A mop and mild soap takes it off a sealed floor, and the sealed surface is the reason it sits on top instead of soaking into the concrete the way it does on a bare slab.
Grinding and the Dew Point Read Come First
Every floor starts with diamond grinding. Not a chemical wash, not a rinse and roll. Grinding opens the concrete so the primer has something to grab, and on an older Woodlands slab it also tells us what we are dealing with: how deep the oil went, whether an old coating is bonded or lifting, how the patches were done. We take a moisture reading on the slab and a dew point reading on the air in the same visit, and both numbers go into the plan before anybody picks a product.
Humidity governs the install window in Montgomery County more than the calendar does. If the slab surface sits too close to the dew point, coatings can blush or cure soft, so we watch conditions, run fans, and stage the day around the weather instead of forcing it. That is also why we do not quote a system off a photo alone on a floor we have not read.
None of that prep is visible once the chips go down, which is precisely why it is the part worth asking any contractor about.
Picking a Blend and a Chip Size
Blend selection here tends to follow the inside of the house. A lot of Woodlands homes run warm brick, stone, and wood tones, and a garage that opens into a mudroom looks better in a blend that shares that family than in something cool and gray that fights it. Chip size changes the read as much as color does. Quarter-inch chips give a fine, even field. Larger chips break the surface into a bolder pattern that carries better across a wide three-bay floor.
There is a practical reason to lean busier on a wooded lot. Pollen in spring, leaf litter most of the year, and the fine grit that rides in on tires off a shaded driveway all sit visible on a quiet floor. A blend with more contrast in it absorbs that between sweeps. A Flake Floor Can Be Repaired
Three-car garages are close to standard in this market, and the third bay is almost never just parking. It is a workbench, a gym, a place where a truck gets worked on. Those bays take abuse the other two do not. The advantage of flake is that a damaged area can be ground back, rebroadcast with the same blend, and recoated, and once the topcoat is on the repair disappears into the pattern. A poured metallic floor does not offer that, because the swirl is a one-time event and nobody can reproduce it in a two-foot square. If a bay in your garage is going to work for a living, that difference matters more than the finish photo does.

What decides the price of a flake floor?
Square footage and the condition of the slab, in that order. A clean newer floor in Creekside Park is a different scope than a 1970s garage with a failing coating on it that has to come off before anything else happens. We walk the floor, take our readings, and hand you a written quote with the scope broken out so you can see what you are paying for.
Will the chips really cover the patch work in my older slab?
Cosmetically, yes. A full broadcast is opaque and textured, so patches, saw cuts, old stains, and trowel marks stop reading as separate features once the floor is finished. Structural issues are a different question. Cracks that are still moving get assessed and addressed on their own terms, because no chip layer holds a slab together.
My garage stays damp and there is a film on the floor. Is that a problem?
On a shaded lot that is normal here, and on a sealed floor it is a wash rather than damage. Mild soap, water, and a mop take it off, and it comes off the surface instead of out of the concrete because the coating is not absorbing it. Bare slabs in the same conditions stain and stay stained.
How long does the install take, and can humidity push it?
A typical residential flake floor is a one-day install with the space back in light use the following day, and full return to service after the topcoat has cured. Weather can move the date. If the slab is sitting close to dew point, we would rather reschedule than lay a coating into conditions that will hurt the cure.
Can one bay be repaired without redoing the whole garage?
Yes, and that is one of the strongest arguments for flake in a three-car garage where one bay is a shop or a gym. The damaged area gets ground back, rebroadcast with the same blend, and recoated, and the repair blends into the pattern. Keep a note of your blend and it stays easy years later.
Which blends work best on a heavily wooded lot?
Blends with some internal contrast. Pollen, leaf litter, and fine grit off a shaded driveway show plainly on a quiet single-tone floor and disappear into a busier one between sweeps. We usually put two or three candidate boards on your slab and let you look at them with the garage door open and closed, since the light in a Woodlands garage changes the read considerably.
