Commercial flooring is where corners get cut first and hardest. Budget pressure, timeline pressure, and the fact that the client is usually a facilities manager or a GC rather than the person who will walk the floor every day. That combination produces a lot of bad commercial epoxy work in Houston. Contractors skip the moisture test because the GC wants the floor open tomorrow. They drop from a manufacturer-spec system to a cheaper resin because the budget got cut. They run an overnight install without the crew density to actually finish the prep. Two years later the floor is peeling around the floor drains and nobody remembers who installed it.
We built Elite’s commercial practice specifically to push back on that pattern. Every commercial bid we submit lists the prep steps explicitly, calls out the moisture mitigation as a line item if the test reading requires it, and includes the manufacturer system spec in writing. If the GC wants to cut prep to save money, we tell them no. We would rather not win the job than put our name on a floor we know is going to fail. That posture costs us some bids. It also means zero warranty callbacks on commercial work to date.
For operating facilities, we run overnight or multi-day closures depending on square footage. Restaurants in Texas City reopen for lunch service the next day. Retail suites in Pearland close Friday night and reopen Saturday afternoon. Auto shops in League City close for a weekend. We coordinate with your GC, your operations lead, or your landlord to nail down access windows, egress paths, and mechanical system lockouts. We publish a fixed schedule before we start and we stick to it because commercial clients need predictability more than anything else.
For new construction turnover, we work with the GC on the slab finish spec, the construction cleanup window, and the sequencing with other trades. We prefer to be the last floor trade on the project because coating work benefits from clean conditions. But we can work into a mid-project window if the schedule demands it, and we have done plenty of phased installs where we coat one section while other trades continue in another. Publish a fixed install schedule. Prep the site: diamond grinding, moisture testing, joint detail, drain masking.
Body Coat & Broadcast
Crew scaled to the floor plan. Primer, pigmented body coat, flake or solid surface per spec, coving at walls.
Topcoat & Turnover
Chemical-rated topcoat. Final walkthrough with GC or operations lead. Punch-list sign-off. You reopen on the scheduled date.

Can you install during business hours, or do we need to close?
For most commercial work, you need a closed window. Grinding produces dust even with HEPA containment, and cure windows require foot-traffic-free access. We minimize the closure by running nights, weekends, or multi-day phased installs depending on the floor plan. For restaurants we typically close Saturday night through Tuesday morning. For retail we close Friday night through Sunday afternoon. We publish the exact schedule at the quote so you can plan around it.
Do your systems meet USDA or FDA requirements for food-prep floors?
Yes. We spec USDA and FDA compliant finishes for commercial kitchens, food prep, and processing facilities. The system includes integrated coving at wall-to-floor junctions where required by local health code, anti-microbial topcoats where specified, and approved chemical-resistance panels. We coordinate with your health inspector or regulatory contact if the project requires documentation before occupancy.
How long is a commercial install for a typical 5,000 square foot floor?
Four to six days on site for a 5,000 square foot commercial floor with flake epoxy and a polyaspartic topcoat. That includes prep, moisture testing, body coat, broadcast, topcoat, and cure. We can compress the schedule for operating facilities by running overnight shifts with a larger crew, at a small premium. For reference, a 15,000 square foot warehouse typically runs 8 to 12 days. Can you coordinate directly with our GC on new construction turnover?
Yes. We routinely coordinate with GCs in the Houston metro on slab finish specs, cure windows, trade sequencing, and punch-list sign-off. We prefer to be the last floor trade on the project because clean conditions produce better results, but we are flexible when the schedule demands mid-project work. What warranty do you offer on commercial work?
A written workmanship warranty specific to the system installed, with clear definitions of what is covered and for how long. Commercial warranty callbacks are zero to date, which we attribute to not skipping prep on any commercial bid. If an issue arises, we come back and address it. The warranty is backed by Elite Coatings as a local shop, not routed through a manufacturer claims process, so the timeline to fix is fast.
Can you quote against a system another contractor has specified?
Yes. Send us the spec and we will bid apples to apples. If we think the specified system is wrong for the room, we will quote it as specified and also provide an alternate bid with the system we recommend and the rationale for the change. That lets your design or construction team make an informed call rather than a cost-only call. Send the spec and drawings and we will turn a formal bid around quickly.
