How Salt Air Damages Bare Concrete

League City sits close enough to Clear Lake and Galveston Bay that prevailing winds carry fine salt aerosol inland. The salt deposits on bare concrete surfaces and over time penetrates capillaries in the concrete matrix.

Damage modes: surface pitting (visible after 5 to 10 years), efflorescence (white crystalline deposits as moisture wicks salt to the surface), and rebar corrosion in older slabs (rust expands the steel, cracking concrete from the inside). All preventable with a proper coating system.

Why Standard Sealers Don't Work

Concrete sealers (acrylic-based, silicone-based) work for 12 to 18 months in League City coastal conditions before salt and UV break them down. Once the sealer fails, the concrete is exposed again. Reseal every 12 to 18 months gets expensive and is rarely done consistently.

A 25 to 30-mil polyaspartic-topcoated coating system is a structural barrier, not a sealer. It locks the concrete surface down completely and stops salt penetration. Lifespan 15 to 25 years vs sealer's 1 to 2.

Surface Prep for Coastal Slabs

Coastal slabs often have surface salt deposits and minor pitting that affect coating adhesion. Diamond grinding removes the top 1/16 to 1/8 inch of compromised concrete, exposing fresh aggregate. We follow with HEPA-vacuum, joint fill, and acid-wash spot cleaning before primer.

Pre-existing efflorescence requires extra prep: low-pressure acid wash to dissolve the surface deposits, neutralize, rinse, dry. Skipping this step is the leading cause of coating failure on League City coastal garages. We don't skip it.

Moisture Testing and Mitigation

Older League City slabs near the bay sometimes have moisture issues from rising groundwater or vapor migration. Pre-install moisture testing (calcium chloride or RH probe) catches this. Above 4 lb/1000 sq ft/24hr requires moisture-mitigating primer.

Moisture-mitigating primer is a vapor barrier embedded in the primer layer. Adds about 10 percent to total cost. Most newer League City homes don't need it; older homes built before 1990 sometimes do. We test before quoting.

Why Coastal Coatings Need Polyaspartic Topcoats

Polyaspartic is UV-stable and resists chloride attack from coastal air. Standard epoxy topcoats yellow under UV and can break down at salt-deposit sites over 8 to 12 years. Polyaspartic stays intact for 15 to 25 years.

The difference matters more on coastal Texas garages than inland. Inland coatings might last 18 years with epoxy topcoat; coastal coatings degrade faster with epoxy and benefit clearly from polyaspartic. We use polyaspartic on every League City coastal install.
